The Bell – 225 W Randolph is an 850,000 RSF, Class A office redevelopment in the heart of the West Loop.  Built in 1967 for the Illinois Bell, the building was ahead of its time with 30,000 SF column-free floorplates.   Onni Group (Ownership) closed on the asset December 2021, and AT&T (fka llinois Bell) vacated the entire building December 2022 which allowed hammers to swing January 2023.  The redevelopment is an entire gut and rebuild on all 32 floors, all brand new infrastructure, removal of perimeter HVAC convectors, addition of VRF HVAC system, new double-paned argon-gas windows, and more.  The lobby will be home to an elegant restaurant and bar.  The tri-level amenity center of 75,000 SF will sit at the penthouse featuring the nation’s best amenities: a health club with cold plunge, hot tubs, steam rooms, and saunas; two pickleball courts; 200+ person conferencing; tenant lounges; bars; and rooftop deck; to name a few…  The Bell will open December 2024 and will be a world renowned office building.
