303 East Wacker is a 30 story, 944,000 SF building located on Chicago’s river. Beacon Capital Partners (Ownership) finalized its $35 million renovation at the beginning of 2021. Beacon Capital purchased 303 East Wacker in 2018 and brought in Telos shortly thereafter to reimagine the asset. Stunning floor-to-ceiling windows matched with river and lake views make this building a one-of-a-kind office space in Chicago. Ownership renovated the formerly abandoned and windowless penthouse mechanical space into the Lighthouse – Tenant Lounge & Fitness Center. This penthouse space utilizes the floor-to-ceiling windows by making them operable, opening wide to bring in fresh lake air. Tenants will be able to escape their offices for a spinning class during the day, collaborate with colleagues with a view of Navy Pier, or host events in the flexible lounge space in the evening.
The lobby renovation included the addition of the Luminary Café & Bar, creating a breakfast and lunch oasis by day and a cocktail bar by night. A beautiful floor-to-ceiling media wall has been installed. In addition to the lobby and penthouse renovations, the building is undergoing a full elevator modernization and refreshed its 180 person conferencing center. As an additional benefit to tenants, 303 has partnered with Uber for private employee rides to and from the Metra trains and the CTA ‘L’ stops. The building also has all day Metra train shuttles, 282 underground parking spots, a bike room, and direct pedway access to all CTA ‘L’ stops.
